If you have a one-car or otherwise small garage, you don’t necessarily need a full ADU — a JADU (Junior ADU) is often the right fit. This guide explains what a JADU is, how it differs from a standard ADU, what a small garage can become, the efficiency-kitchen rules, who has to live on-site, and how renting works. What is a JADU (Junior ADU)?
A JADU is a small dwelling unit with up to 500 sq ft of interior living space, created entirely within a single-family home — including the space of an attached garage. Two things are required: a separate exterior entrance and an efficiency kitchen. If the JADU has no bathroom of its own, it must also have an interior connection into the main living area of the house.
JADU vs. ADU — the differences
- Kitchen: a JADU needs an efficiency (compact) kitchen; an ADU has full cooking facilities.
- Bathroom: a JADU can have its own bathroom or share one with the main house; an ADU must have its own.
- Owner-occupancy: required for a JADU only when it shares a bathroom with the house; for an ADU it has been removed entirely.
- Size: a JADU maxes out at 500 sq ft; an ADU runs from about 150 up to 1,200 sq ft (or 50% of the house for an attached ADU).
- Entrance: a JADU needs a separate exterior entrance (plus an interior one when the bath is shared); an ADU is a fully independent unit.
Converting a one-car or small garage
A small or one-car garage can become a JADU (up to 500 sq ft, if the garage is attached to the house) or a compact ADU (roughly 150 up to 1,200 sq ft — there’s no real lower limit beyond the efficiency-unit minimum). An efficiency unit includes a living area, a closet, a kitchen sink, a cooking appliance, a refrigerator, and its own bathroom, with a minimum size of about 150–190 sq ft. A garage conversion does not require you to add or replace parking, and it can’t expand the building’s footprint.
Efficiency kitchen — what counts
For a JADU, an efficiency kitchen is enough. It needs:
- A sink (up to about 16 x 16 inches).
- A cooking appliance.
- A food-prep counter.
- Storage cabinets sized to the JADU.
What you don’t need: gas appliances and anything over 120 volts — a 220V circuit isn’t required.
Owner-occupancy
For a JADU, you have to live on the property (in either the main house or the JADU) only if the JADU shares a bathroom with the main house. If the JADU has its own bathroom, owner-occupancy is not required. For a standard ADU, owner-occupancy was permanently removed under AB 976.
Renting a JADU
You can rent a JADU. You cannot sell it separately from the main house — a deed restriction records that. And short-term rental is not allowed: a JADU can’t be rented for terms under 30 days.
Can you have both a JADU and an ADU?
Yes. California allows a single-family lot to have the main house plus a JADU and an ADU — so a garage JADU together with a separate detached ADU in the backyard is a common combination. Confirm the exact mix allowed on your lot with LADBS.
City of LA vs. LA County
Both follow California state law. Unincorporated LA County applies its updated ordinance (effective August 28, 2025), takes applications through the EPIC-LA portal, and offers Standard Notes and Details for a streamlined garage JADU.
